Defensible Space Reporting

Every home sale in California now requires disclosure of the status of a property relative to defensible space.

Effective July 1st, 2021, the seller of a residential property located within the high fire or very high fire severity zone (VHFSZ) must submit documentation of compliance with locally adopted defensible space requirements prior to the close of escrow. Nearly every home within the canyons and hillsides in Los Angeles County falls within the VHFSZ, and as such becomes subject to this state ordinance.

This ordinance is called California Assembly Bill 38 (AB38). You may read about it via the California Legislative website.

Currently, our members are not conducting AB-38 inspections. If you require a home inspection, depending on where you live (City or County), please contact one of the following to assist you.
